In West Vancouver, the sales to new listings percentage was 57% for the month of October compared to 59% in October 2009.  The 57% for October 2010 represents a seller’s market based on activity.  Sales for October 2010 were up by 3 units compared to September 2010.  The West Vancouver listing inventory has decreased by 50 homes compared to September 2010 and increased by 40 homes compared to October 2009.  The average price year to date (YTD) is up 19% compared to October 2009 and up by less than 1% compared to September 2010.  The West Vancouver median price decreased by $78,000 from September 2010 to October 2010 ($1,575,000 to $1,497,000).  The monthly average price in West Van for September 2010 was $2,255,518 and the monthly average price for October 2010 was $2,042,596, a decrease of $212,922.  There were 7 sales over $3 million in West Vancouver in October 2010 compared to 3 in October 2009.

In North Vancouver, the sales to new listings percentage was 61% for the month of October compared to 93% in October 2009.  The 61% for October 2010 represents a seller’s market based on activity.  Sales for October 2010 were down by 40 units compared to October 2009.  The North Vancouver listing inventory has decreased by 28 homes compared to September 2010 and increased by 92 homes compared to October 2009.  The average price year to date (YTD) is up 7% compared to October 2009 and up by $6,021 compared to September 2010.  The North Vancouver median price increased by $45,000 from September 2010 to October 2010 ($835,000 to $880,000).  The monthly average price in North Van for September 2010 was $909,298 and the monthly average price for October 2010 was $1,020,175, an increase of $110,877.
