In West Vancouver, the sales to new listings percentage was 45% for the month of September compared to 39% in September 2009.  The 45% for September 2010 represents a balanced market based on activity.  Sales for September 2010 were down by 10 units compared to August 2010.  The West Vancouver listing inventory has decreased by 6 homes compared to August 2010 and increased by 87 homes compared to September 2009.  The average price year to date (YTD) is up 20% compared to September 2009 and up by 2% compared to August 2010.  The West Vancouver median price increased by $15,000 from August 2010 to September 2010 ($1,560,000 to $1,575,000).  The monthly average price in West Van for August 2010 was $2,224,619 and the monthly average price for September 2010 was $2,255,518, an increase of $30,899.

In North Vancouver, the sales to new listings percentage was 36% for the month of September compared to 57% in September 2009.  The 36% for September 2010 represents a buyer’s market based on activity.  Sales for September 2010 were down by 38 units compared to September 2009.  In addition, the North Vancouver listing inventory has increased by 32 homes compared to August 2010 and increased by 94 homes compared to September 2009.  The average price year to date (YTD) is up 8% compared to September 2009 and down marginally compared to August 2010.  The North Vancouver median price decreased by $5,000 from August 2010 to September 2010 ($840,000 to $835,000).  The monthly average price in North Van for August 2010 was $933,484 and the monthly average price for September 2010 was $909,298, a decrease of $24,186.
