In West Vancouver, the sales to new listings percentage was 54% for the month of July compared to 66% in July 2009.  The 54% for July 2010 represents a seller’s market based on activity.  Sales for July 2010 were down by 10 units compared to June 2010.  The West Vancouver listing inventory has decreased by 28 homes compared to June 2010 and increased by 142 homes compared to July 2009.  The average price year to date (YTD) is up 21% compared to July 2009 and down by 1.6% compared to June 2010.  The West Vancouver median price decreased by $423,000 from June 2010 to July 2010 ($1,698,000 to $1,275,000).  The monthly average price in West Van for June 2010 was $2,108,742 and the monthly average price for July 2010 was $1,596,476, a decrease of over $500,000.

In North Vancouver, the sales to new listings percentage was a healthy 76% for the month of July compared to 75% in July 2009.  The 76% for July 2010 represents a strong seller’s market based on activity.  Sales for July 2010 were down by 40 units compared to July 2009.  In addition, the North Vancouver listing inventory has decreased by 58 homes compared to June 2010 and increased by 113 homes compared to July 2009.  The average price year to date (YTD) is up11% compared to July 2009 and up marginally ($1,062) compared to June 2010.  The North Vancouver median price decreased by $7,500 from June 2010 to July 2010.  The monthly average price in North Van for June 2010 was $898,285 and the monthly average price for July 2010 was $971,301, an increase of over $73,000.
