In West Vancouver, the sales to new listings percentage was 46% for the month of June compared to 80% in June 2009.  The 46% for June 2010 represents a balanced market.  Sales for June 2010 were down by 32 units compared to June 2009.  The West Vancouver listing inventory has decreased by 5 homes compared to May 2010 and increased by 131 homes compared to June 2009.  The average price year to date (YTD) was up 24% compared to June 2009.  The West Vancouver median price increased by $218,000 from May 2010 to June 2010. 

In North Vancouver, the sales to new listings percentage was 65% for the month of June compared to 90% in June 2009.  The 65% for June 2010 represents a seller’s market.  Sales for June 2010 were down by 41 units compared to June 2009.  In addition, the North Vancouver listing inventory has decreased by 21 homes compared to May 2010 and increased by 166 homes compared to June 2009.  The average price year to date (YTD) was up 13% compared to June 2009 and down by less than 2% compared to May 2010.  The North Vancouver median price decreased by $47,500 from May 2010 to June 2010.
