In West Vancouver, the sales to new listings ratio was 47% for the month of April compared to 33% in April 2008.  The 47% for April 2009 represents a balanced market.  The average price year to date (YTD) was down 24% compared to April 2008.  However, the YTD average price increased month over month for the first time in a year.  The West Vancouver median price was down from March 2009.

 In North Vancouver, the ratio of sales to new listings was 72% for the month of April compared to 51% in April 2008.  The 72% for April 2009 represents a sellers market.  The average price year to date is down 18% compared to April 2008.  The North Vancouver YTD average price and the median price have both increased from March 2009.
