NORTH SHORE REAL ESTATE UPDATE - MARCH 2009

In West Vancouver, the sales to new listings ratio was 31% for the month of March compared to 53% in March 2008.  The 31% for March 2009 represents a buyers market.  The average price year to date was down 24% compared to March 2008.  The West Vancouver year to date (YTD) average price for March 2009 decreased from February 2009 while the median price was up from February 2009.

 In North Vancouver, the ratio of sales to new listings was 49% for the month of March compared to 66% in March 2008.  The 49% for March 2009 represents a balanced market.  The average price year to date is down 24% compared to March 2008.  The North Vancouver YTD average price and the median price have both increased from February 2009.

 As we move in to Spring, there are more buyers out looking at homes and traffic is increasing at my listings.
